As a professional rental agency, we carry Errors and Omissions insurance along with general liability insurance. 

 

Full-Service Property Management Services include:

  • Marketing your property via MLS, Realtor.com, and a wide variety of other feeder sites.
  • Showing your property to prospective tenants and agents.
  • Completing background checks on all adult tenants. Credit checks are available upon owner request.
  • Verifying income and rental history.
  • Preparing, reviewing and executing lease and addendums with tenant and owner.
  • Communicating with HOA managers to ensure lease compliance.
  • Handling emergency and regularly scheduled maintenance issues. Coordinating owner approval for repairs.
  • Conducting move-in meetings with Tenant to ensure a smooth transition and a clear understanding of property and community compliance information.
  • Executing quarterly property checks to ensure the property is being adequately maintained.
  • Completing property inspection and move out checklists upon lease termination.
  • Managing and dispersing deposit monies

Fees & Extras

  • Our competitive fee structure for full management services is comprised of 50% of one month’s rent and a 10% per month management fee.
  • Owners who look to engage our services to secure a tenant and subsequently self manage their property pay a finders fee of one month’s rent with a minimum fee of $1000.
  • Other services can be provided upon request such as:
    • Move-In or Move Out Cleaning
    • General Repairs and Maintenance
    • Carpet and Tile Installation
    • Carpet cleaning
    • Tile Cleaning
    • Painting
    • Small scale renovations – molding, tiling, fixture replacement, etc.

Make enjoying your second home worry free by investing in Home Care Services. Bella Trae Property Rentals will look after your home while you are away, giving you peace of mind that your property is being cared for with the same degree of attention that we use to care for our own homes. We offer a choice of three packages to suit every budget:

 

 

Bronze Package

$60/Month
  • This package is ideal for those who need the basic services administered between visits or during periods when the property is vacant. We will enter the property twice a month and:
  • Check air conditioning system
  • Change filters (once a month)
  • Attend to the air conditioning system with a bleach/vinegar flush
  • Check for water leaks
  • Check for pests
  • Flush toilets
  • Turn water on/off before arrival or following departure.
  • Remove/replace patio furniture prior to/after major storms.
  • Empty mailbox
  • Water Plants

Silver Package

$75/Month
  • This package is well suited for second/vacation homeowners who come and go and frequently or for extended periods. We will enter the property twice a month and:
  • Check air conditioning system
  • Change filters (once a month)
  • Attend to the air conditioning system with a bleach/vinegar flush
  • Check for water leaks
  • Check for pests
  • Flush toilets
  • Turn water on/off before arrival or following departure.
  • Remove/replace patio furniture prior to/after major storms.
  • Empty mailbox
  • Grocery shop prior to arrival (plus cost of shopping).
  • Start car

Gold Package

$95/Month
  • Our ultimate package offering everything you could possibly need. We will enter the property once a week and:

  • Check for pests

  • Turn water on/off before arrival or following departure.
